Leasehold Enfranchisement

Long leaseholders may have the right to buy their landlord’s interest outright or acquire an extended lease term.

We can act on behalf of the landlord or leaseholder, valuing the leasehold, overseeing negotiations and carrying out the legal duties.

Thermographic Surveys

Thermal imaging is a method for visualising and quantifying temperature variations across surfaces and is a highly efficient way of locating leaking pipes, identifying missing insulation and water ingress and heating issues.

The main benefits of a thermographic survey are:

Inspection is non-contact and two dimensional, with minimum disruption
Results are easy to see and can show non-compliance and building defects
Results can be used for sustainability assessment credits such as BREEAM
The survey can resolve disputes and unlock warranty issues
Images can be used to show the effectiveness of heating and cooling installations

Building Reinstatement Valuations (BRV's)

We undertake reinstatement cost assessments of buildings to ensure the appropriate level of insurance cover and premium payable. The valuation will cover full costs of demolition, reconstruction and all additional costs, such as professional and local authority fees. Endoscopic and Photographic Surveys

We undertake specialist intrusive surveys causing minimal damage to the building fabric, by drilling a small hole using a variety of inspection borescope, 40mm CCTV pipe/wall HD cameras and/or telescopic cameras to identify hidden building defects.

3D Laser Scanning

Few building surveyors are able to offer clients combined thermographic surveys and 3D data reality capture:

Thermography means writing with light. The thermal images used in a thermographic survey show surface temperature via a colour pallet. They make it easy to see the occurrence of damp and associated problems, missing insulation or air leakage.

3D data reality capture generates point cloud data that can be used for highly detailed plans. The plans can then be used to create 2D drawings ready for further design.

Both thermographic surveys and 3D data reality capture are non-destructive survey techniques, so are ideal for listed and historical buildings.

2D and 3D Measured Surveys

A 3D data reality capture scanner maps the three dimensional structure of objects and generates the data needed to produce highly detailed drawings that allow you to view a building from all angles.

It can be used to examine the existing condition of a building and create a 3D model or a 2D drawing ready for further design.

3D Data Reality Capture

Our 3D data reality capture scanning service means we can generate highly CAD drawings that can then be used for 2D plans and 3D models.
