Residential and Commercial Building Surveys

Full building surveys can be carried out on any type of commercial or residential property, detailing all aspects of its general condition and identifying any evidence of structural movement, timber defects or damp.

Homebuyer Reports

An RICS Homebuyer Report or Home Survey is a detailed visual inspection of a property that provides guidance to prospective purchasers and their legal advisers.

It includes comments on a property’s condition, any urgent defects, advice on defects that may affect the value of the property or future resale, insurance rebuild costs and ongoing maintenance advice.

Planning Applications

To apply for planning permission, you need to submit a planning application. 

Our experience means we know how to put together an application that complies with local authority rules and regulations, and so has a much better chance of success.

Schedule of Condition

A condition survey gives an assessment of the physical condition of the property at a given moment in time. 

It can be used to record building condition at commencement of a commercial lease, or append to a party wall award. 

Dilapidation Surveys

Dilapidation surveys provide information for tenants and landlords on matters that will need to be considered when dealing with either interim or terminal dilapidation claims during the term of the lease.

Using the services of a Chartered Surveyor during a dilapidations claim will prove invaluable in successfully negotiating the best possible settlement. We act for both Landlords and Tenants alike in assessing dilapidations liabilities, defences, preparation of schedules and interim or terminal claims.

Party Walls Surveys

Don’t fall out with your neighbours: if you and your neighbour can’t agree about ownership of a party wall during building work, we can act on behalf of either one or both or you to prepare a Party Wall Award and a schedule of condition.
